This basic appraisal course provides an overview of real property concepts and characteristics, legal considerations, value influences, real estate finance, types of value, economic principles, real estate markets and analysis, and ethics in appraisal theory. Through theory and examples, the course offers practical application of appraisal principles.  
   
602 - BASIC APPRAISAL PROCEDURES 30 HOURS
   
This basic appraisal course provides an overview of real estate appraisal approaches to value, valuation procedures, property description, residential applications, commercial applications, improvement construction, home inspection, and appraisal math. Through theory and examples, the course offers practical application of appraisal procedures.

611/707 - RESIDENTIAL MARKET ANALYSIS AND HIGHEST AND BEST USE 15/14 HOURS
   
Identifying and analyzing market forces affecting the buyers' and sellers' behavior is key to understanding and reporting values. This course is designed to give students the tools needed to properly collect and analyze market data. In addition, the theory of Highest and Best Use is reviewed. The two-step analysis along with the four tests for Highest and Best Use are covered in detail.  
   
612/708 - RESIDENTIAL SITE VAULUATION AND COST APPROACH 15/14 HOURS
   
This course will help students gain valuable insight and a working knowledge of the various theories and methodologies for arriving at residential site values and applying Cost Approach in everyday appraisal work.  
   
613/710 - RESIDENTIAL SALES COMPARISON AND INCOME APPROACHES 30/28 HOURS
   
Gain a basic understanding and knowledge of the residential sales comparison and income approaches. The course includes the valuation principles and procedures applicable to both approaches. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rent multipliers.  
   
614/711 - RESIDENTIAL REPORT WRITING AND CASE STUDIES 15/14 HOURS
   
This course focuses on the variety of form reports in use by residential appraisers today: the URAR, 2055-drive-by-format, and others. Students will gain valuable insights into how to fill out these forms properly, in compliance with USPAP and other guidelines. Courses will be given for comparable sales, flood mappings, census tract maps and other information necessary for form completion.

621/709 - STATISTICS, MODELING AND FINANCE 15/14 HOURS
   
This course is designed to provide students both the theory and practice of statistics, real estate finance, and valuation modeling for today's Certified Residential appraiser. The first half of the course outlines terminology and basic statistics principles, including practical applications in statistical analysis. The last half presents an explanation of real estate markets, terms of financing, and real-world examples of how financing affects the value of real property. Should be preceded by Calculator course.  
   
622/706 - ADVANCED RESIDENTIAL APPLICATIONS AND CASE STUDIES 15/14 HOURS
   
This course focuses on complex properties that include valuing unique and high-end residential dwellings: residential dwellings with excess site/land that have an alternative or interim use as the highest and best use; residential properties that exceed the effective demand of the market; common-wall structures; mixed-use properties and residential properties with substantial and, sometimes unique, accessory structures and/or amenities. The course makes strong use of case studies for discussion, analysis, and problem solving to elevate students knowledge of challenging residential appraisal assignments and develop the expertise to recognize and address those situations at the Certified Residential level.  
   
651/712 - MASTERING UNIQUE AND COMPLEX PROPERTIES 20/18 HOURS
   
This course is intended to raise the level of awareness of the scope of work involved with assignments other than the everyday single-family residential appraisal. Learning objectives include the ability of the student to understand the performance requirements to complete the assignment at the Certified Residential level. Some of the property types discussed include mixed-use, income-producing, unusual, and one-of-a-kind properties.

The course will spend a lot of time on the basics of the mineral interest and how mineral rights impact the appraiser's job. A MUST for any appraiser working in states with mineral rights.

In this course, we will explore the basic functions of one of the most essential tools for real estate and appraisal professionals—the HP 12c calculator. Regarded as the state of the art in the industry, the HP 12c is easy to use with a minimum of training. You will learn about the different functions available including the essential time value of money calculations as well as cash flow calculations. You will be exposed to numerous examples and situations that relate to actual calculations you may need to perform in the course of your career.
